How do you determine the right price?
We study the data carefully – recent sales, current competition, neighborhood trends, and buyer behavior. We can certainly work up a value range without an on-site tour of the property, but to solidify the value we obviously need to see things in person. Pricing isn’t guesswork; it’s strategy. Our goal is to position your home to create strong interest early while protecting your equity and maximizing net proceeds. That said, we also factor in our clients goals and ensure the list price fits what they need.
What preparation or repairs matter most?
Not every improvement adds value. We focus first on high-impact low-cost items: cleanliness, decluttering, minor deferred maintenance, curb appeal, and presentation. Sometimes small paint touch-ups and simple updates go further than major renovations. But from time to time more is suggested, kitchen and bathrooms are places for of highest return, but anything that may distract a buyer’s attention or stands out as an obvious negative may need to be repaired or placed. We’ll walk through your home together and prioritize what truly moves the needle.
How often will I hear from you once listed?
Communication is non-negotiable for us. You’ll hear from us consistently – and more often when activity picks up. We provide showing feedback, market updates, and strategic adjustments when needed. You’ll never wonder what’s happening.
What does your marketing actually include?
Professional photography, floorplans, and video, multiple MLS positioning, social media exposure, targeted digital advertising when appropriate, email outreach to agents and buyers, and strategic pricing guidance. For select listings, we incorporate lender partnerships or creative incentives to drive traffic and maximize value. Every property gets a tailored plan.
How long does it typically take to sell?
It depends on price, condition, and market timing. In today’s Central Oregon market, properly positioned homes often generate strong activity within the first few weeks. As a whole we are looking at 2-3 months to get an offer for our typical sales. Our focus is on getting the price and strategy right from day one to avoid extended time on market.
What costs should I expect as a seller?
Typical costs include real estate commissions, title and escrow fees, potential negotiated buyer concessions, and any agreed-upon repairs. We walk you through these home by home and offer by offer. We can also provide a clear estimated net sheet before accepting an offer so there are no surprises at closing.
What areas of Central Oregon do you serve?
